Hard target: WiFi live before mid-August 2026 (planning deadline Sat Aug 15). Today is Thu Jul 2 β that leaves six full working weeks, Jul 6 β Aug 14, with week 6 held as pure buffer. The schedule works, but only if the three long-lead actions all start in week 1.
- ISP provisioning. Enterprise fiber in PH commonly runs 4β8 weeks when the building has no entry facilities for the chosen provider β that alone blows the window. RISE (Cebu-focused) publicly benchmarks a 1.8-week average business install. Mitigation: submit two parallel applications (RISE + PLDT Enterprise or Converge FlexiBIZ) on day one, and have the landlord confirm which ISPs already have building entry. estimate
- Hardware indent. U7 Pro XGS and the USW-Pro-XG-10-PoE are typically 2β4 week indent (import) items at PH distributors, not shelf stock. PO with 50% down must be issued this week with a contractual delivery date. estimate
- Ceiling closure. The 8 Cat6A drops (193 m measured) must be pulled before the suspended ceiling closes. The fit-out GC controls that date and the plan is still DRAFT 02 β get the close date in writing in W1 and book the pull for W3. Pulling after closure costs 2β3Γ and risks a 1β2 week slip.

Submit 2 ISP applications in parallel
RISE (primary β 1.8-wk avg install, Cebu commercial presence) + PLDT Enterprise or Converge FlexiBIZ (backup); cancel the loser later. Landlord confirms same-day which providers already have building entry β this single answer decides 2 weeks vs 2 months.
Ceiling-close date in writing
From the fit-out GC; book the W3 cable pull against it and get the WiFi installer named as a subcontractor in the fit-out schedule so trades don't collide.
Buy the 5G CPE now
Smart/Globe Ethernet-out CPE, ~β±8,000 + prepaid SIM, off the shelf. Day-one internet if fiber slips and the permanent failover (UCG-Fiber has no USB modem; U-LTE Backup is US-only) verified.
Dual-quote the installation

Buffer strategy
W6 = pure buffer
Aug 10β14 is deliberately empty: one full week of float against ISP slip, a 4-week indent, or a failed-link re-pull. Do not schedule new scope into it.
5G CPE = internet decoupled from fiber
The ~β±8,000 CPE bought in W1 makes "WiFi live" independent of fiber delivery: the office opens on 5G WAN2 if fiber slips, and the same box stays as permanent failover afterward. The deadline stops depending on the slowest external party.
UCG-Fiber move = old-office WiFi death date
The reused gateway is also the controller: the moment it's unplugged, the old office goes dark. Stage and adopt the new switch + APs against it in W4, before it physically moves (or adopt via UniFi Site Manager), keep config backups, and move the gateway last on an agreed cutover day.
