Professional UniFi WiFi 7 deployment plan for Software Club's new Cebu office β Johndorf Tower, 12F Units 2&3, Cebu Business Park (Biliran Rd, Brgy Luz, Cebu City) β built from the architect's DRAFT 02 floor plan and an 8-domain research sweep (hardware, RF/regulatory, cabling, ISPs, vendors, timeline, cost, risk). Audience: Paul (owner), the Cebu ops team (local contact: Princess Dacillo), and the installation vendor. Everything here is self-hosted and self-contained β no external dependencies.
Design at a glance
WiFi
7Γ U7 Pro XGS (tri-band WiFi 7, 8 spatial streams, 10GbE uplink, dedicated spectral-scan radio) β 3 along the 27 m open-plan spine, 4 covering conference, meeting, reception and amenity zones. ~43 devices/AP at full occupancy. 6 GHz is legal in the Philippines verified β lower 500 MHz only (NTC MC 002-07-2024), run as 80 MHz PSC channels; 5 GHz anchored on non-DFS channels (Mactan-Cebu airport ~10 km).
Backbone
UCG-Fiber reused as gateway + UniFi controller (2Γ 10G SFP+, 5 Gbps IDS/IPS) uplinked over SFP+ DAC to a USW-Pro-XG-10-PoE (10Γ 10GbE PoE++, 400 W budget, 1U). 8Γ Cat6 drops in conduit β fit-out-provided at β±0 (7 APs + 1 spare), 193 m measured incl. slack, every run < 35 m; Cat6 carries 10G at these lengths (TSB-155), every link 10G-qualification-tested. Dual WAN (decided Jul 2): RISE Dedicated 100 Mbps + PLDT Broadband 200 Mbps in load-balance β real-time traffic pinned to RISE, bulk spills to PLDT; optional 5G CPE bridge.
Server room
Central 4.97 sqm room as the star point. Server rack + 24-port patch panel fit-out-provided (rack size TBC), PDU, and a 1β1.5 kVA line-interactive pure-sine UPS with AVR (~15β30 min runtime at ~300 W load β essential against Cebu brownouts). Requires its own circuit, cooling and earthing at handover.
- β₯5 APs requested β 7 recommended. Coverage math says 5 is enough (530.62 sqm Γ· 160 sqm/AP), but capacity math doesn't: ~150 staff β 300β450 concurrent devices β 6β8 APs at a healthy 40β60 clients/AP, and 150 seats sit in a 178 sqm strip at 1.2 sqm/seat.
- 8-port switch requested β 10-port. 7 APs Γ 29 W PoE++ nameplate = 203 W > the USW-Pro-XG-8-PoE's 155 W budget β the 8-port locks the design at 5 APs. USW-Pro-XG-10-PoE: 400 W, ~97 W headroom. verified
- Prowatcher's β±1,500 PoE+ injector is the wrong PoE class. The U7 Pro XGS requires PoE++ (802.3bt, 29 W max); an 802.3at injector cannot power it. Any new quote must delete this line β all APs power from the PoE++ switch. verified
- Fit-out package now provides the passive network layer at β±0 (client, Jul 2): server rack, 24-port patch panel, Cat6-UTP-in-conduit drops + RJ45 termination β capex drops β±267,904 β β±206,304 (β±61,600 saved).
